What we mean by Greater Severna Park

More than a mailing address.

In this guide, Greater Severna Park means the Severna Park High School feeder area. It reaches past the 21146 ZIP code into neighborhoods with Millersville and Arnold mailing addresses.

You'll find water-privileged communities along the Severn and Magothy rivers, older neighborhoods close to the B&A Trail, and wooded streets near Benfield Road and Kinder Farm Park. Each one has its own association, amenities and rules. That's why we look at the home and the neighborhood around it together.

Jen Holden and Megan Koppe live in Shipley's Choice and have helped neighbors buy and sell across this area for years. This page brings what they know into one place.

The Severna Park High School feeder area

The Severna Park school connection.

Six elementary school areas feed into Severna Park Middle and Severna Park High. Anne Arundel County Public Schools (AACPS) adopted new attendance boundaries that took effect for the 2026–27 school year, so a neighborhood name or ZIP code alone won't confirm where a home is zoned.

When you find a home you like, check the exact address in the AACPS school locator and select the school year that applies to your move. Some neighborhoods sit close to a boundary line, and enrollment questions go to AACPS.

Water privileges

A water view isn't the same as water access.

Each community sets its own rules. A home may be eligible for an association beach or boat ramp while slips have a separate waiting list or fee. Some amenities are tied to eligible properties, and others take a separate application.

Ask which association covers the address. Neighboring subdivisions can share a name and not their amenities.
Get the current documents, dues and membership rules before you write an offer.
Confirm pier, beach, ramp or slip eligibility directly with the association.
Treat pool and club memberships as separate from the home until the club confirms otherwise.

Buying in Greater Severna Park

Let's find the place that works for you.

Tell us what matters in your next home and what your week looks like. We'll help you compare neighborhood settings, commute routes and the places you use most, then look closely at school boundaries, association documents and the house itself.

The live listing search on this page follows Severna Park's geographic boundary, not the full feeder area. Ask us and we'll set up a search that does.

Selling your Greater Severna Park home

Start with your home. We'll help with the plan.

What buyers will pay depends on the home and what else they can choose. Water access, condition and the lot all matter when we pick comparable sales. We look at those and your timing before recommending a price or a list of projects.

You can start planning well before you're ready to list. Request a home valuation.

A few things buyers ask

Before you choose a home.

Does every Severna Park address attend Severna Park High?

No. A mailing address doesn't establish school assignment, and neither do neighborhood labels or ZIP codes. Check the address in the AACPS locator for the school year you need, and confirm enrollment questions with AACPS.

Why do some homes here have Millersville or Arnold addresses?

The feeder area follows school attendance boundaries, not ZIP codes. Shipley's Choice and Point Field Landing use Millersville addresses, for example, and Glen Oban uses Arnold.

How do water privileges work?

Each community sets its own rules. Ask for the community documents and confirm the property's eligibility directly with the association. A water view alone doesn't give a right to use a pier or beach.

Can you help us compare neighborhoods?

Yes. Tell us what you need from the home and the area around it. We'll help you compare actual addresses, look into community amenities and plan visits so you get a feel for each place.

We may sell next year. Is it too early to talk?

Not at all. Seeing the home and learning your timing helps us recommend which projects are worth doing before a move.

Your next move

Let's talk about what comes next.

You don't need to have it all figured out. Tell us where you are in the process, and we'll help you work through the next step.
