The neighborhood
An established neighborhood with a long history.
Shipley's Choice sits on the western side of Greater Severna Park, between Benfield Boulevard, Veterans Highway and I-97. The mailing address is Millersville, and the schools are Severna Park's.
Most streets are lined with two-story single-family homes on lots of roughly a quarter acre, with mature trees, sidewalks and plenty of cul-de-sacs. Paved paths run through wooded common areas between sections, and the private Swim & Tennis Club and Shipley's Choice Elementary are both inside the community.
The name goes back further than the houses. Adam Shipley acquired the land in 1668 and patented 200 acres on the south side of the Severn in 1681. The community association for the first two sections formed in 1979.
Jen Holden and Megan Koppe both live here. What follows is what they walk buyers through when someone is seriously considering the neighborhood.
Schools
An elementary school inside the neighborhood.
Shipley's Choice is served by Shipley's Choice Elementary, Severna Park Middle and Severna Park High. The elementary school is at 310 Governor Stone Parkway, within walking distance for many homes in the community.

One neighborhood, two associations
Know which section a home belongs to.
Shipley's Choice is one neighborhood with two separate associations. Each has its own documents, dues and rules for exterior changes, so the first question for any address is which one covers it.
| Association | Sections | Homes | What to ask for |
|---|---|---|---|
| Shipley's Choice Community Association (SCCA) | 1 and 2 | 283 | Current resale documents and dues. The SCCA's street directory lists the addresses it covers. |
| Shipley's Choice Homeowners Association (SCHOA) | 3 through 12 | 854 | The Declaration of Covenants, Conditions and Restrictions, current dues and architectural requirements. Membership is mandatory. |
Swim & Tennis Club
Pool membership is separate from the home.
The privately run club has four pools, four tennis courts with pickleball, a clubhouse with a large deck, and swim and tennis teams in season. It's a big part of summer here, and it's the question we hear most from buyers.
Membership is capped at 720 households and works through bonds. Bonds bought before February 28, 1995 can transfer to the buyer of the member's home; the club says about 15% of bonds are transferable today. Other bonds return to the club and go to the next household on its waiting list.
Owners and buyers under contract can apply to join the waiting list. Before making plans around the pool, confirm the property's bond status directly with the club.

Around the neighborhood
Paths, courts and shared spaces.
Wooded walking paths connect streets and sections, and the SCHOA maintains a tot lot, benches, flower gardens and two little libraries in its common areas. Kinder Farm Park is a short drive away for trails, fields and farm history.

Homes and prices
What to look at beyond the floor plan.
JHG's eight closed seller-side sales here in 2026 ranged from $775,000 to $1.10 million through October 30. That's a sample of our sales, not the full neighborhood range. Layout, finished space, updates and the lot can make two similar-looking homes very different purchases.

Getting ready to sell
Bring your questions before you start the work.
A pricing conversation gives us a chance to see your home and understand your plans. We can help you decide where to spend time and money before listing.
What should we update before selling?
Start with a walkthrough before booking contractors. We will consider the condition of your home alongside comparable listings and recent buyer feedback. Some homes benefit from paint, repairs or staging; larger projects need a closer look at cost and timing. Bring any estimates you already have.
How will you determine an asking price?
We compare recent closed sales with competing listings and pending activity, then account for your home's layout, lot, condition and improvements. In a neighborhood with limited sales, we explain which comparisons are useful and where they differ. The discussion includes a recommended range and the reasoning behind it.
When should we start talking?
Reach out when a move starts to feel possible. If you have several months, there is time to spread out preparation and consider your next purchase. If the timeline is short, we can prioritize what needs to happen before photography and showings. Your moving date and any purchase plans help shape the schedule.
How do we choose a public or pre-market launch?
We will explain who can see the home at each stage and discuss timing, privacy and access for showings. A public launch offers broad exposure. A pre-market stage has a more limited audience and can create an opportunity for feedback or an early offer. We will review the tradeoffs and agree on when to expand exposure.
What should we bring to a pricing consultation?
Have your preferred timing, a list of improvements and any known repair concerns handy. Recent invoices, permits and association documents can also help. We will talk through comparable sales, preparation priorities and a possible launch schedule, including how a sale might fit with your next move.
Questions buyers ask
Before you choose a home here.
Does buying a home include pool membership?
Not automatically. Some older bonds transfer with a home; most return to the club for its waiting list. Confirm the property's bond status with the club before you count on it.
Which association covers the address?
The SCCA covers Sections 1 and 2, and the SCHOA covers Sections 3 through 12. Ask which one applies and get its current documents, dues and exterior-change requirements.
Which schools serve Shipley's Choice?
Shipley's Choice Elementary, Severna Park Middle and Severna Park High. Verify a specific address in the AACPS locator for the year of your move.
Is Shipley's Choice in Severna Park or Millersville?
Both, in a way. The mailing address is Millersville 21108, and the neighborhood is part of the Severna Park High School feeder area.
What if the right home isn't listed yet?
Tell us your budget, timing and must-haves. We can set up a focused search and talk through Compass Coming Soon or Private Exclusive homes when they fit.
